Good to know

The questions buyers actually ask

For buyers our advice costs nothing: our fee is paid by the seller and agreed in writing in advance. What you should budget for is the purchase cost on top of the price, roughly 10 to 13 per cent in Andalusia once transfer tax or VAT, notary, registry and legal fees are counted. We set the figures out for your specific property before you commit.

Usually within a day or two, and we group viewings so a trip to the coast is worth the flight. Send us the reference and we will build a route around it, evenings and weekends included.

Most of our clients are. We work in Spanish, English and Romanian, arrange your NIE and bank account, introduce independent lawyers, and can view, film and report on a property before you travel.

Yes. We look at achievable rents for the area and season, community fees, IBI, maintenance and the licence position, then give you a net figure rather than a headline one. If the numbers do not work, we say so.

An honest valuation first, then proper photography and a plan for who the buyer is likely to be and where they are. We market across the international network and in three languages, and where discretion matters we place the property privately rather than on the portals.

Regularly. We follow the releases along the New Golden Mile and inland from Estepona, often before they are advertised, and we check the developer, the payment schedule, the bank guarantees and the licences before recommending anything.
